Modernist apartment in Eixample

Full renovation of a 1912 home with original hydraulic floor tiles and moldings. Wired KNX home automation integrated into the renovation: scene-based lighting, room-by-room climate control, motorized slat shutters, and multiroom sound.

The challenge

Preserving the protected hydraulic floor tiles and moldings: neither the original floor nor ceiling could be chased or drilled into.

The solution

Perimeter conduit routed through a false ceiling in the hallway and bathrooms, centralized KNX actuators in the panel, and bus-wired mechanisms in the walls already planned for during the renovation.

1990s single-family house upgraded with Loxone: zoned heating with an air-source heat pump, shutters and awnings with a wind sensor, weather-based irrigation, pool control, and integrated perimeter alarm.

The challenge

1994 boilers and thermostats that heated the whole house even when only the living room was in use, and a garden that was watered daily even when it rained.

The solution

Loxone Miniserver with 9 climate zones connected to the new air-source heat pump, sector-based irrigation solenoid valves with a weather station, and pool automation (filtration and cover).

Boutique hotel in the Gothic Quarter

14-room hotel in an 18th-century building. Control4 in rooms and common areas: welcome scene on entry, climate control that adjusts when the room is empty, motorized curtains, and electronic locks integrated with the PMS.

The challenge

60 cm stone walls with no way to run conduit, and the requirement not to close the hotel during the installation.

The solution

Wireless Zigbee topology with Control4 gateways per floor, installation in phases of 3-4 rooms at a time, taking advantage of low weekday occupancy.

850 m² office floor for a technology consulting firm. Circadian KNX + DALI lighting that follows natural light, zone-based presence and CO₂ sensors, climate control integrated with the building's BMS, and meeting rooms with booking and audiovisual scenes.

The challenge

2004 fluorescent lights always left on, air-conditioned rooms with no one inside, and constant comfort complaints from the team.

The solution

Replacement with DALI luminaires controlled by KNX with multi-zone sensors: lighting and climate now follow actual occupancy and the facade's natural light level.
